· Present offer to seller’s agent and “sell” the agent on the offer. We will paint a profile of you and sell your offer.
· Negotiate. As a buyer’s agent we will negotiate on your behalf to help you obtain the most favorable price and terms.
· Review and explain the availability of home warranty plans.
· Strongly encourage professional inspections. We will provide you with a list of home inspectors. And after all necessary inspections, we will assist you in determining appropriate remedies, if any, prepare the paperwork, and present to the listing agent.
· Coordinate closing. After coordinating the closing with the listing agent, sellers and title company, we will let you know when and where closing will be and what you will need for closing.
· Continue communication with all parties involved including: seller’s agent, lender, title company and yourself. To ensure a smooth closing, communication is the key.
· Review Settlement Statement (HUD) and let you know the final amount you will need for closing.
· Service after the sale. We will be available after the sale should you have any questions or concerns.
